Development of the „Bickelsgraben“ residential area with 33 building plots and a playground
Bickelsgraben housing development
Construction continues on the new sidewalk on Estenfelder Straße.
The only thing missing from the Mehlenweg roadway is the top layer of asphalt.
Currently, the new sidewalk along Estenfelder Straße is being constructed in the section between Mühlhäusener Straße and Mehlenweg.
The playground is slowly turning green – as soon as the areas are ready, the H&M company will also replant the peripheral areas.
Final work on the substructure and edge restraints is currently being carried out on Mehlenweg before the asphalt base course is installed this coming Thursday.
Work on the sidewalk leading to Estenfelder Straße will then continue.
The main water and sewer lines were laid on Mehlenweg.
Next, as part of the road construction, the service lines to the homes will be laid, and the electrical and lighting wiring will be installed.
Sewer work will continue this week on Mehlenweg; after a break in operations during weeks 30–32, the work will then resume there.
At the same time, the new playground equipment is currently being installed in the new playground section.
The water pipe construction work on the street „Am Baumland“ has been completed except for the installation of the asphalt surface course.
Work has begun on Mehlenweg.
Work has begun on the new playground.
The stormwater retention basin has been completed, and work has begun on the „Am Baumland“ water main.
In addition, H&M (or Hauck & Schömig) is scheduled to begin earthwork for the new playground next week.
Pfeuffer is currently finishing the RRB and will start working on the water pipe in „Am Baumland“ street this week.
H&M will begin work on the new playground in the next few days.
Construction is currently underway on the stormwater retention basin, which will be connected to the drainage system for the outlying areas.
The work will be completed next week, and then we'll move on to the water main on „Am Baumland“ Street.
The remaining asphalt work in the construction zone and at the intersection with Estenfelder Straße has now been completed.
Work is currently still being done on the sidewalks, and the remaining tasks are being completed before the construction site is winterized in the middle of next week.
Work is continuing in the „front section“ from the Estenfelder Straße intersection up to the Hartmann company access road—a sewer line still needs to be laid along the edge of the area, and the road and sidewalk are scheduled to be completed this year.
In the meantime,
The next steps include work on the other side of the fire department access road and the remaining road construction work up to the intersection with Estenfelder Straße.
The following was observed at the construction site, and the next steps in the construction process were determined:
The asphalt has been laid from the Hartmann company driveway to the end of the construction area. Currently, the sidewalks are being paved and remaining work is being carried out within the construction area.
In the coming weeks, Pfeuffer will be working on completing the curbs and the gravel subbase for the streets and sidewalks. The company also plans to install the drainage asphalt layer on the sidewalks and lay the sidewalk pavers.
The installation of the asphalt base and surface courses on the roadways is then scheduled for calendar weeks 34 and 35.
The curbs are currently being installed; next, the drainage asphalt and pavers will be laid on the sidewalks, and minor and finishing work will be completed.
Asphalt paving on the street is scheduled for calendar week 35.
The edging is currently being installed.
+ Telekom cabling (fiber-optic) is now fully complete
+ MFN cabling will be fully completed this week
+ A frost protection layer will continue to be installed, and built-in components will be set at the appropriate height (e.g., street drains)
+ Starting today, curbstones will be installed
The piping and cabling work with MFN and Telekom is still ongoing and is expected to be completed by the middle of next week.
At the same time, the crushed stone base layer is already being installed, so that edge restraints can be started in the next few days.
Currently, cable work for power, lighting, and fiber optics is taking place, and the transformer station has also been installed.
The noise barrier at the fire station site has been installed, and the construction company is currently working on the domestic water connections. Once this work is presumably completed by the end of this week, work will continue with the street inlets and the laying of cable protection conduits.
The sewer lines have been completed, as has the main water pipe. At the same time, the fire department noise barrier is currently being erected.
The following work is coming up:
The main sewer line and the main water line in the construction area are completed or will be completed as of today.
For the water pipe, the remaining tasks are: cleaning, pressure testing, and house connections.
Furthermore, earthworks are being carried out and road construction is beginning, as well as the construction of the noise barrier at the fire department site.
At the end of May, the cable work and the laying of cable protection pipes for MFN and Telekom are also scheduled to take place.
The soil in the actual construction area has dried out enough that work there could be resumed as of Thursday, April 27, 2023.
This week, the foul and stormwater sewers, including house connection pipes and inspection chambers, can be completed; afterwards, the still-missing water pipe will be installed.
Simultaneously, work on the noise barrier at the fire department site begins today, Tuesday.
Currently, work is underway for the new development of the fire station and on the water pipe in the area of the Estenfelder Straße junction, and the next step will be crossing it for the pipe installation toward the street „Am Baumland“.
Work on the sewer and water pipes toward Estenfelder Straße is still ongoing.
The next steps involve planning new supply lines for the fire department, followed by crossing Estenfelder Straße to Am Baumland street with the new water pipe.
The new lines are still being laid in the direction of Estenfelder Straße.
Currently, the new canal is being laid between the fire station and Estenfelder Straße.
Furthermore, the construction of the noise barrier is being prepared on the fire department's grounds.
Pfeuffer resumed work on the BG Bickelsgraben yesterday, Monday.
Since it is not possible to work in the unpaved areas due to the current weather and resulting soil conditions, the pipeline construction in the area of the road below the fire station up to the Estenfelder Straße intersection will be brought forward. To ensure passage for the Hartmann company, the fire station, and residents, the construction zone will be kept as narrow as possible.
This means that the pipes for wastewater, rainwater, water, etc., are laid consecutively in separate trenches.
Due to the onset of winter, the sewer work could unfortunately not be completed. The construction site has been made „winter-proof“ as far as possible, and the construction company is now taking a winter break until at least Carnival.
During the excavation work to create the stable sub-base, it was found that the existing subgrade does not have sufficient load-bearing capacity. Therefore, it is necessary to excavate approximately 30 cm deeper, lay a filter geotextile, and create soil improvement using coarse crushed stone.
Furthermore, old foundations and basement walls are still being demolished, and the sewer lines and the foundation for the natural stone wall are being constructed.
The cable routing in the rear section of the „Zum Steinbruch“ street is completed, and work is now beginning on the front section.
In the future street „Bickelsgraben“, the sewer and water pipes have been laid and the subgrade has been prepared.
Currently, the pipes in the rear section of the future „Zum Steinbruch“ street are being laid before the front section is then constructed. If the weather cooperates, we are optimistic that the work on the main sewer and water lines can be completely finished before Christmas.
The sewer work in the future Bickelsgraben street is nearly completed, and the new water pipeline is currently being laid in parallel.
Sewer work is still currently underway on the future Bickelsgraben street.
In the area of the future playground / Mehlenweg, the throttle and emergency overflow structure in front of the storm water retention basin was constructed, and the outlet pipe made of DN500 concrete pipes was laid in advance.
Furthermore, sewer pipes are being laid in the area of the future Bickelsgraben street.
After the summer break, excavation for the stormwater retention system beneath the playground has now been completed in the „Bickelsgraben“ development area.
These days, the corresponding boxes are being relocated, wrapped in fleece and plastic film and welded shut, the connection lines are being laid and connected, the structure is being checked for leaks, and the excavation pit is being backfilled.
At the same time, the sewer lines in the construction area are still being constructed.
Meanwhile, the sewer pipe has been relaid at the level of the access road to AD Hartmann.
Work also continued on the excavation pit for the underground stormwater retention system.
Starting next week, there is a 3-week summer break.
The dismantling work on the former agricultural path has been completed, and the sewer pipes have now been laid from Mehlenweg all the way up to the future Bickelsgraben street.
In the next few days, the backfilling work, as well as minor tasks and securing of the construction site, will follow before the construction company takes a three-week company vacation from calendar week 32 to calendar week 34.
The sewer pipes were laid almost up to the former farm track, work on the rainwater retention basin under the playground was continued, and today the former farm track, which has to make way for the new road, was milled off.
The further work includes sewer construction and the underground stormwater retention basin.
The combined sewer has in the meantime been extended from Mehlenweg to the level of the future playground.
Furthermore, the overflow structure of the stormwater sewer was relocated.
Groundbreaking ceremony
33 new building plots are to be created in the „Bickelsgraben“ new development area in the Rimpar district of Maidbronn. A playground with a „fire department“ theme is also planned for the area at the entrance to Maidbronn. Recently, work began on creating construction site setup and storage areas and preparatory measures, such as topsoil removal. Sewer work is already being carried out in Mehlenweg and new manholes are being installed – now followed by the symbolic groundbreaking ceremony. Mayor Bernhard Weidner, Marco Göbet (Head of Planning and Construction Department), Oliver Werner (Planning and Construction Department), Alexander Kempf (IB Köhl), Michael Löhe (IB Köhl), Matthias Henfling (BayernGrund), Guido Engelskirchen (Pfeuffer company) and Nina Kießling (Pfeuffer company) met for this occasion.
The plots of land were very popular with prospective builders. There were inquiries even before the started development had actually begun. No new residential area had been designated in Maidbronn for a long time because the focus had been on densification. Building land is scarce in Maidbronn, and the plots in the Rimpar residential area „Lohenweinberg,“ which was developed in 2015, are also mostly allocated. Due to unbroken demand, it was time to offer interested parties the opportunity for a home of their own in Maidbronn. The new development area stands out, among other things, with a fiber optic cable offering up to 1000 megabits per second. Prospective builders are then expected to be able to realize their dream of owning a home starting in the summer of 2023. One reason for Maidbronn's popularity, in addition to a well-functioning village community, is certainly its good location. Rural in character, yet close to the city. With the Netto market opening on July 19, 2022, there is now also a shopping opportunity in the district.
The resolution on the preparation of the new development area was passed in 2011. Due to delays caused by land negotiations and technical planning challenges, the readiness for enactment and the development planning were completed in 2020. The development work, which is now beginning, is expected to last until summer 2023. The allocation of the building plots has already taken place via a point system. In this process, families and volunteers, among others, were given consideration. The purchase price was set at 375 euros / m2 at current market value. The complete financing and development are handled by the market town of Rimpar together with BayernGrund.
Work for the underground rainwater retention basin is running in parallel on the site of the future playground. The excavation for the planned shaft structure has already been completed here.
The required relocation of the sewer in Mehlenweg is nearing completion. From there, this sewer will then be routed along the future footpath towards the fire station up to the new street.
Preparatory work, such as topsoil removal, continues to be carried out and materials are being delivered.
Furthermore, trees in the area of a future path were relocated.
Sewer construction work has started in Mehlenweg and the first new manhole has been installed.
Pfeuffer has started creating site installation areas and storage areas.
Furthermore, various materials such as manholes and pipes have already been delivered, and preparatory measures such as topsoil removal have begun.
Construction work on the sewer line in Mehlenweg will begin in the course of this week.
